As a Principal at Western Peak, Inc, Daniel Poremba brings 25 years of national experience in the airport real estate, commercial real estate and economic development sectors. This includes his recent three-year role directing commercial real estate development at Denver International Airport (DEN) where he served as the founding Senior Vice President and Managing Director of the “DEN Real Estate” program (previously known as “Airport City Denver”).
Dan provides Western Peak clients with unique expertise regarding airport-related commercial development and economic development (also referred to as “airport city” and “aerotropolis” development). This is complemented by his broad experience in commercial real estate, including the development, financing, asset management and the acquisition/sale of most property types, including mixed-use, transit-oriented developments, public-private partnerships, master-planned communities and resort projects. He is well-known for his ability to implement and accelerate complicated projects, including those with major financing and entitlement challenges.
For Denver International Airport, Dan directed the commercial development and planning of a real estate portfolio that includes thousands of acres of land for commercial development, three transit-oriented, mixed-use projects on airport land (involving partnerships with private sector landowners) and other assets. He worked closely with the Denver City Council, the State of Colorado, the FAA, airlines, adjacent jurisdictions and private landowners to successfully negotiate and obtain approval of diverse agreements.
Dan was a Founding Principal at Development Advisors LLC, where he advised clients on the repositioning and disposition of distressed projects including, land developments, master-planned communities and resort properties. He also served on the senior management teams for several national commercial real estate firms while directing regional offices in Denver, San Francisco and Washington, DC. He also founded and managed two consulting firms where he provided development advisory and project management services nationally to clients such as Hines, Wells Fargo Bank, Union Pacific Railroad, the E-470 Public Highway Authority and JP Morgan.
After obtaining his BS degree in business from the University of Colorado plus MBA and JD degrees from UCLA, Dan began his career at The Prudential Realty Group. He later managed the Denver office where he was responsible for a $1 billion property portfolio. He also held senior roles with ORIX Real Estate Equities, managing West Coast development operations, LaSalle Partners, managing regional development projects, and ServiceStar Development Company, developing upscale retail centers nationally.
Dan has developed more than 3 million square feet of commercial property, been involved in more than $1 billion in transactions, managed property portfolios up to 5 million square feet and directed land developments up to 17,000 acres. He has achieved successful results in corporate, entrepreneurial and public sector settings and is equally at home with real estate tasks ranging from hands-on project management to regional negotiations and airport-driven economic development.
